Initial Walk-Through & On-Site Consultation

Before any plans are drawn and designs started, RND Builders sets up an initial consultation & walk-through of your property. We want to understand your goals and vision for your ADU construction and address any concerns regarding the timeline and budget for the project. We aim for transparency between you and our staff and focus on communication to ensure you are in the loop with your project.

Design, Fixtures, Materials

With the initial consultation completed, the next phase is creating the design for the ADU. You’ll meet with an expert from the RnD Builders design team to go over the ADU design, function, and planned use. We’ll discuss the space layout and how to optimize it for your intended use, whether it’s an extra bedroom, a new office space, or a standalone ADU living space.

We’ll also discuss other details, such as lighting fixtures, flooring, plumbing, and more. We focus on using top-of-the-line fixtures and working with reputable brands so you can be confident that you are getting the best quality in all aspects of the project.

After the design session, our design team will send you a working 3D model to see how the finished design will look in the space. You can also make changes and adjustments to the model, which will be updated until the design is finalized.

Building Phase

Once the design is finalized, we can begin work on your ADU. During this phase, RND Builders will assign a dedicated project manager as the main point of contact between you and the RND Builders team. The project manager will be able to answer any concerns and relay those concerns to the RND Builders staff, as well as give updates regarding the status, budget, and project timeline. How Long Does ADU Construction Take?

RND Builders guarantees that your ADU will be finished within 3 months of the first day of construction. When the design is finalized, your dedicated project manager will provide a personalized timeline for the project and an estimated finish date. The timeline and finish date will also be updated based on other variables, such as the availability of materials, local building codes, and contractor availability.

The cost of ADU construction varies from project to project, as each project is different in size and scope. What Is an Accessory Dwelling Unit (ADU)?

An Accessory Dwelling Unit, or ADU for short, is an additional unit on a single-family property that may or may not be attached to the main building. These ADUs are fully independent living spaces equipped with their own electrical sub-panel, air-conditioning and heating unit, plumbing and hot water unit, kitchen, and bathroom. The ADU projects range from small garage conversions to an independent, standalone unit on the property of the main building.

What's the Difference between an ADU & Garage Conversion?

A garage conversion works by converting the space currently occupied by your garage into a usable living space for you. That living space can be various things, such as an office, an art studio, or an additional bedroom. It can also be used as ADU, but it must meet specific requirements to be considered. As previously mentioned, ADUs must have their own electrical sub-panel, air conditioning & heating unit, plumbing & water heater, and kitchen & bathroom areas. They must also be only 1200 square feet or 50% of the home’s living area, whichever is less.
While ADUs are most commonly converted from garages, they can also be in other parts of the house, such as an attic or a detached addition to the home. Finding a way to have more space on your property can come in a lot of different forms.

Yes, all ADU projects will require a permit for compliance with local regulations. We know local codes, safety standards, and California ADU laws inside out. Zoning requirements will vary across the cities we service. However, we are well-versed in the regulations of each of our service areas. In general, most municipalities have ADU-specific regulations, but we handle the whole clearance process. Some of the approvals we factor into our designs include:

Properties governed by a Homeowners Association (HOA) will have unique restrictions. California state law supports ADU construction, but your HOA regulations will need to be met. We go over your HOA’s individual rules when drafting designs to ensure your ADU meets requirements for:

  • Landscaping and areas
  • And anything else

California weather permits ADU construction year round with minimal interruptions. Each season can suit ADU construction, though individual advantages include:



  • Spring and Summer: Longer days and predictable weather for easier ADU construction.

  • Winter: More availability, but rain could cause delays.

The $40,000 California ADU grant was offered through the CalHFA (California Housing Finance Agency) ADU Grant Program. It helped eligible homeowners cover early building costs like architectural designs, permits, soil tests, site preparation, and energy reports.
