Plan review generally takes several weeks and varies with the agency workload. We give you an initial timeline at the consultation, submit the plans, monitor every update and respond to corrections quickly.

Typically when the project changes the structure: removing or moving a load-bearing wall, adding a second story, building an addition, working on a hillside, or adding large openings. A structural engineer calculates the loads and details the framing so the city can approve the plans. We also coordinate this for you.

Yes, but with conditions. A licensed architect can also take on contractor duties only for projects they designed, and they must either hold a separate contractor license or work alongside a licensed general contractor. At RnD Builders we are a licensed general contractor, and we work alongside licensed architects and engineers on every project.

An architect designs: the vision, the drawings and the technical plans. A contractor builds: managing the construction, hiring subcontractors, sourcing materials and making sure everything is built correctly and safely. In addition, many projects need both, and with RnD Builders they are under one roof.

In most cases the architect owns the copyright to the drawings unless your contract says otherwise, and you own the right to use them for your project. If you want full ownership, clarify it in writing before you sign. We recommend settling the ownership of the plans before construction begins.
