Home Additions in Ventura County & Los Angeles
Family-owned, licensed team for home additions, handling plans, permits and construction from start to finish.

Custom Home Additions for Every Lifestyle
Home additions are an excellent investment for any homeowner looking to increase the value of their home or add more to their home for more flexibility in the future. However, the process can also be very stressful, as many moving parts and local building codes must be referenced to ensure the addition complies with the city. RnD Builders aims to make this process as streamlined for you as possible.
We’ve worked with clients from West Hills, Woodland Hills, Thousand Oaks, & other neighborhoods in the Greater Ventura County and in Los Angeles County to create home additions that suit the needs of the homeowners, whether it’s a simple bedroom addition or a complete second-story addition with an additional bathroom.

Our Home Addition Process
3D Design and Collaboration
Your home addition starts with an on-site walk-through with a licensed contractor. RnD Builders holds a contractor license issued by the state of California. We talk through timelines, budget and anything that could influence the plans, and then our design team builds a live 3D working model of the addition so you can review and adjust it together with us.
Finalize Functionality
Your designer fine-tunes how the addition connects to the existing house so it enhances the natural flow of the home. We plan the layout, rooflines, windows and doors, and decide how the new space ties into your plumbing, electrical and heating and cooling.
Styles, Materials, Finishes
With the layout set, you choose flooring styles, windows, fixtures and finishes, and we make sure the addition’s exterior paint and stucco match your existing home. Each selection goes into your written estimate so you can see how it affects the price.
Build
After the design is finalized, we enter the longest part of the project. We fence off the site, keep it safe for your family and our crew, and assign a dedicated project manager who updates you on progress and serves as your liaison with the RnD Builders team. The build phase can take 3 months to upwards of 1 year for more complex additions.

How Long Does a Home Addition Take?
The length of the build will vary based on the scope and scale of the home addition. For example, simple room additions might take 3 months, whereas adding a second story to the existing structure could take 1 year or longer. Again, your dedicated project manager will be able to give the specifics of your project timeline and any updates to the timeline that might affect the estimated finish date.
How Much Does a Home Addition Cost?
Home additions come in all sizes and scopes. The cost of adding a small room will differ significantly from adding a second level. Calabasas Home Addition and Remodel
An approximately 700 sq ft first and second-story addition
Calabasas homeowners wanted to create more living space while completely transforming the look, functionality, and comfort of their home. Our team at RnD Builders designed and built an approximately 700-square-foot first and second-story addition that seamlessly blends with the original structure while maximizing every square foot.
The project included expanding the existing primary suite into a spacious retreat, constructing an entirely new master suite, and adding a convenient outdoor bathroom that’s perfect for entertaining and enjoying Southern California living.
Inside the home, we completed a full kitchen remodel featuring a modern layout, upgraded finishes, and improved functionality for everyday living. Throughout the house, we installed new flooring, interior doors, and premium gray fiberglass windows, bringing in more natural light while improving energy efficiency and curb appeal.
To complete the transformation, the entire exterior received new smooth stucco surrounds, giving the home a clean contemporary appearance that perfectly complements the modern windows and architectural improvements.
This project is a great example of how thoughtful planning, quality craftsmanship, and attention to detail can completely reinvent a home while significantly increasing its value and livability.

Reasons to Start a Home Addition Project with RnD Builders
Additions to your home, whether a small room or another level, will add value and functionality to your home.
- A room addition could make for suitable office space for remote/hybrid workers in the house.
- Alternatively, that space could be an extra guestroom visiting friends and family members.
- If local laws allow for it, the addition could be furnished to be rented out and create a passive income stream for the homeowner.
- When the time comes to sell your home, a finished home addition will increase its resale value and attract more buyers looking for more space in their home.

Home Addition FAQs
How much does home additions cost per square foot in Los Angeles and Ventura County?
Room additions with RnD Builders generally run $450 per square foot and up. Smaller additions can approach $650 per square foot, while larger ones often come in lower per square foot, so the total depends on size, finishes and site conditions. Foundation type, roofline, plumbing and heating and cooling extensions all affect the final price, and your written estimate confirms the exact number.
How much does a 20x20 home additions cost?
A 20x20 home addition covers 400 square feet. At $450 per square foot and up, a standard 20x20 addition is roughly $180,000 and up in total. The price depends on the type of room, materials and finishes. We give you a detailed written estimate up front so you can see what is included.
How much does a 20x20 master suite addition cost?
A 20x20 master suite with a bedroom, walk-in closet and private bathroom starts at roughly $180,000 and can go higher depending on finishes and site conditions. The bathroom is usually the most expensive part because of plumbing rough-in, tile, fixtures and ventilation. Smaller suites can approach $650 per square foot, and your written estimate confirms the exact price.
How long does home additions take?
Simple room additions might take about 3 months, while adding a second story can take a year or longer. The build phase is the longest part of the project, and design, plans and permit approval happen before it. Your project manager gives you a timeline and updates it if anything affects the finish date.
Can you add a second story to my house?
In many cases, yes. A second-story addition depends on whether your existing foundation and framing can support the new level, so we evaluate the structure first and bring in engineering where needed. It is a larger project with a longer timeline and a higher price than a ground-level room addition.
Do I need a permit for home additions?
Yes. Home additions generally require a building permit, and electrical, plumbing and structural work may need separate permits depending on your design and city. RnD Builders drafts the plans, handles the permit process and manages the inspections for you.
Will I need to move out during home additions?
No, most homeowners can stay in their home. Certain stages may affect access to specific rooms. A larger project such as a second floor may require more adjustment to your routine. Your project manager guides you through each phase and helps you plan around any disruptions.
What should I expect during the construction of a home additions?
Construction is completed in phases, from design and permitting to foundation work, framing, mechanical installations and finishing touches. Your project manager keeps you informed with regular check-ins, explains what is happening on site, outlines the next steps and answers your questions.
What if I want to make design changes during the build?
In many cases minor changes can be made depending on where we are in construction. Your project manager walks you through what is possible and explains how any adjustment affects the scope, timeline and cost. Changes are agreed in writing before they are added to the contract.
How do you protect the rest of my home from dust and debris?
We set up dust barriers, floor coverings and designated work zones to keep debris contained. We tidy the site regularly so the rest of your home stays safe and comfortable. If you have specific concerns, tell your project manager and we will plan around them.
Do I need a licensed contractor to build a home additions in California?
Yes. California requires a contractor license for any project that needs a building permit or totals $1,000 or more in labor and materials. An addition needs a permit. RnD Builders is a licensed general contractor, and you can verify any license on the CSLB website before you hire.
How do you prevent surprise costs on a home additions?
Your written estimate lists the scope and each selection. We review what could change the job, such as soil, existing wiring or hidden structural conditions. If something changes, you approve it in writing before it is added. Our promise is a project completed in line with the budget agreed in your contract.
Does a home addition add value to my home?
It often does. More living space, an extra bedroom or a new suite appeals to many buyers. The space can serve as an office, guest room or, where local rules allow, a rental. The return depends on your market and the quality of the work, so we do not promise a specific amount.
Which cities do you serve for home additions?
Ventura County is our main focus, such as Thousand Oaks, Newbury Park, Camarillo, Santa Rosa Valley, Oxnard, Ventura, Simi Valley and Moorpark. We also build home additions across Los Angeles County, including Westlake Village, Calabasas, Agoura Hills, Malibu, Woodland Hills, West Hills, Chatsworth, Northridge, Porter Ranch, Santa Clarita, Valencia, Pacific Palisades, Pasadena, Altadena and the South Bay. Ask us if you are not sure we cover your address.
